Cap d'Antibes: Homes designed with the water in mind
The plots on the Cap are large, and the houses are usually built low and wide, with wrap-around terraces and views in two directions. Such rooms benefit from fewer, larger pieces of furniture rather than many small ones. A full-length dining table with matching dining chairs anchors the main room, and a chandelier above it must be substantial enough to complement the volume of the space, otherwise it will be lost. Because light here comes from two sides, a large-format wall mirror functions differently than in a city apartment: it does not merely double the window but connects the two lines of sight.
What direct waterfront location costs
On the Cap, hardly any house is more than two hundred meters from the sea; many are directly above it. This is the most challenging location on this coast in terms of materials. Salt in the air corrodes untreated and coated metal significantly faster than inland; it also creeps under covers and into screw connections. For outdoor areas, this means: only furniture explicitly designated as outdoor-grade, such as outdoor sofas, outdoor armchairs, and outdoor dining tables with weather-resistant frames and UV-stable upholstery. Indoor furniture will not last, even under a roof, if the air is salty. The choice of material is more critical here than the choice of form, and it cannot be corrected later.
Vieil Antibes: Living behind the ramparts
The old town behind the Vauban fortifications is densely built, with narrow, tall houses and correspondingly laid-out apartments. Windows often face an alley, not the harbor. With limited daylight, a single ceiling light provides little benefit, whereas multiple light sources are very effective: table lamps and wall lights create depth that the room would otherwise lack. A sofa with a narrow base and a coffee table on a delicate metal frame allow the floor to remain visible, which is more impactful in a confined layout than any color choice.
At Port Vauban: the Pied-à-terre
The harbor defines an entire housing market. Around Port Vauban, there are many smaller units used as second homes alongside boats, often only for weeks at a time. A different logic applies to these properties than to a primary residence: a few high-quality pieces instead of complete furnishings, robust surfaces, and everything chosen so that it does not require airing after four weeks of vacancy. Console tables and wall mirrors contribute more to the overall impression here than additional seating.
Juan-les-Pins: for rental properties
On the south side of the peninsula, between pine forest and beach, a large proportion of apartments are rented out temporarily, with peaks around the festival in July. Where guests change frequently, durability is more important than delicacy: denser fabrics, resilient surfaces, and models that can be replaced individually if a piece is damaged. Clarify reorderability before committing to an entire series; otherwise, you might later have a single piece in a group that is no longer available.
Delivery in Antibes
The old town presents challenges: one-way streets within the ramparts, bollards, market activity around the Marché Provençal in the mornings, plus old staircases without elevators. On the Cap, it is the opposite but still delicate, as access roads are narrow and many properties have gates that a semi-trailer cannot pass through. Between June and September, traffic adds to the complexity.
